Right for rent checks for all permitted occupiers- Please note all residing occupants over the age of 18 years old will require this check to be completed & approved prior to commencement of the tenancy

Tenancy Set-up fee (This fee includes) :

Production of tenancy agreement

Obtaining & verifying all safety certificates and consents are in place 

Arrangement of quotations & organising any work required pre-let

Ensuring all documentation is complete prior to tenancy start date

Registration of deposit with the Government approved Deposit Scheme and issuing certificate of registration, where applicable

Collect one month’s rent in advance, together with a one-month deposit, in respect of dilapidation and non-performance of the tenant’s obligations

Arrange for the preparation of an Inventory of fixtures and fittings.

On this management service, we will:

Arrange and co-ordinate the tenant’s occupation and vacation of the premises.

Arrange and co-ordinate monthly and quarterly inspections of the property, whilst the tenants are in occupation.

Inform the relevant utilities (Gas, Electricity, Water rates, Council tax) of the change of occupier.

Advise in going tenants of the procedure of registering the appropriate services into tenant’s name for supply during the tenancy period

Arrange for appropriate tradesmen to effect necessary repairs and decoration to a maximum cost of £80.00 for repairs in excess of this amount, we will obtain your approval first except in cases of emergency.
